How to Sell Vacant Land in Florida

Our 5-Step Process

Selling vacant land is not the same as selling a house. Land buyers look at location, zoning, road access, utilities, environmental conditions and development potential, so pricing and marketing need to be built around those factors.

This guide walks through the process we follow at Sunland Real Estate Land Broker, step by step, including what we do and what we will ask from you.

Before you start: what it costs

  1. Step 1: Initial consultation

We start with a conversation about your goals, your property and current market conditions.

    What we ask from you

Information about your land, the price you have in mind, and any preferences or concerns you have about the sale. If you are not sure about some details yet, that is fine. Part of our work is to help you find them.

  2. Step 2: Market analysis

We run a market analysis to determine a competitive listing price. Our market research team reviews recent land sales and comparable properties in your area. Our real estate team then looks at those findings alongside your property's characteristics, competing listings and local market conditions.

    What we ask from you

Review the suggested listing price and approve it. Pricing is a shared decision, not something we set on our own.

  3. Step 3: Listing agreement

We formalize the partnership through a listing agreement. Our standard agreement is exclusive and typically lasts four months, with an automatic renewal provision and an opt-out clause. We walk you through the terms before you sign.

    What we ask from you

Sign the listing agreement and share the documents we need. To get started, these usually include:

    • The property address or parcel number.
    • Information confirming ownership and your authority to sign.
    • Any surveys, environmental reports, utility information or other property records you already have.

Our team will tell you if your situation requires anything else.

  4. Step 4: Marketing and promotion

We prepare the listing with professional drone photography and a detailed description, then publish it where land buyers search:

    • The MLS, through the four MLS Boards we work with: Miami MLS, Stellar MLS, Florida Gulf Coast MLS and realMLS.
    • Land-focused and real estate platforms, including Land.com, LandSearch, Zillow and Homes.com. Land.com and LandSearch are part of the Land.com Network, which reports more than 148 million buyer visits per month.
    • Our buyer network and targeted digital marketing.

We keep you informed about inquiries, buyer feedback and offers. If the listing is not generating enough interest, we review its performance with you and recommend adjustments to price, listing or marketing strategy.

    What we ask from you

Make sure the property is accessible for the photography session and for buyer visits.

  5. Step 5: Negotiation and closing

We negotiate on your behalf, present you with the most favorable offers, and guide you through closing. The sale is handled through a licensed title company.

Closing costs depend on the transaction. They may include settlement services, title search and title insurance, documentary stamp taxes, recording charges, notary or wire fees, and property tax adjustments. The purchase agreement specifies which party pays each one. We can help you get an itemized estimate from the title company and an estimated seller net sheet, so you can compare offers by what you would actually receive, not by price alone.

    What we ask from you

Evaluate the offers, make the final decisions, and complete the closing paperwork.

How long does it take?

It depends on location, price, property characteristics, competing inventory and buyer demand. We cannot guarantee a sale date. The market analysis in step 2 helps set a realistic expectation for your specific property.

If your situation is different

If you inherited the land

We can coordinate with the title company and, when needed, your attorney to identify ownership, signing or title requirements, and help you understand how any open matter may affect the sale.

If you live outside Florida

You do not need to live in Florida to sell your land here. We can coordinate the process remotely, and the closing company will confirm whether remote or mail-away signing is available for your transaction.

If you own several parcels

We can help you evaluate whether selling them together or individually makes more sense, depending on whether your priority is a faster sale, a competitive price or the best overall return.
